Project Type:

Haka House Refurbishments – New Zealand

Location: New Zealand

Project Engagement: Urban Function Architecture (NZ)

Completion Date: May 2024

During 2023 and 2024 Atama Furniture was contracted to supply both the in-built and loose furniture for 1460 guestroom placements at nine premier hostel properties in both the north and south islands of New Zealand, as well as loose indoor and outdoor FF & E for multiple communal areas.

The contract included involvement in design and value-engineering, the manufacture of custom furniture for mock up rooms and new accommodation facilities, direct international manufacturer liaison, complete local and international supply chain logistics, substantial head contractor liaison and integration with live operational and live building sites, international client liaison, global risk management, workforce management, and delivering an on time project, using Western Australian in-house project management.

Staged supply and installation was carried out over five months and delivered nine Haka House accommodation facilities. Guestroom fit out included the manufacture and installation of high quality customised bunk beds with electrical integration, single and double beds / headboards, wardrobes, storage lockers, mirrors, hanging hooks, ottomans, stools, sofas, tables, and chairs. Atama supplied and factory fitted lighting , GPO and USB outlets and cabling to the bunks, lockers, headboards and wardrobe / desk units,  as well as supplying spare electrical components and curtains.  There were many unforeseeable changes to fit out / room layouts that occurred after production that required Atama initiated on-site solutions. Atama was able to ably undertake these works at nominal cost to the client.

In addition to the supply of FF & E, Atama Furniture was also awarded contracts for the supply and installation of reception counters, luggage lockers, and food storage lockers, demonstrating Atama Furniture’s flexible and customisable manufacturing capabilities. Work was undertaken in Queenstown, Wanaka, Mt Cook, Tekapo, Franz Joseph, Christchurch, Wellington, Auckland and Rotorua.

The project was complex and involved many months of contract  discussion & negotiation, manufacturer liaison, preparation of more than 450 manufacturing drawings, and prototyping samples before commencing a five month installation programme. The project installed more than 30 x 40’HC container loads of FF & E weighing over 250 tones, and comprising more than 30,000 component pieces of furniture. Both weather conditions and the remote location of many facilities added significant challenges to the logistics chain, in particular shipping, pack list preparation and line haulage.

Atama Furniture wishes to acknowledge the support and professionalism of the project management company Kensway (NZ), Urban Function Architecture (NZ),  iLine Construction (NZ), Amalgamated Builders and, in particular the dedication and professional approach of GCP Hospitality (Bangkok) in being able to deliver this quality project.
